This project involved the design of work related to a proposed 2,750 SF home on an approximately 33 acre property. Due to the desired location of the home along with the associated driveway length the development involved more than 10,000 SF of additional impervious surface, and therefore required a special exception approval prior to obtaining building permits. Terraform coordinated the survey and soil testing required. Terraform accompanied the equitable owner at the Zoning Hearing Board meeting and obtained conditional approval of the Special Exception. In order to meet the Township’s conditions for special exception approval, a stormwater design consisting of a detention/infiltration bio-filter was designed for the site. This involved providing an analysis of potential karst impacts to the Township. Additionally, erosion and sediment pollution design and approval were necessary. Terraform also designed the septic system for the home.
